What does fire insurance in Kenya cover for a business?

Fire insurance in Kenya pays to repair or replace your building, stock, equipment and fittings after fire, lightning or explosion, and most business policies include or let you add storm, flood, burst pipes and malicious damage. Burglary is a separate section that pays only after forcible and violent entry or exit. Typical fire rates run from about 0.1% to 1.5% of the sum insured a year, before levies.

What it covers

Fire & perils

Fire, lightning and explosion, usually extended to storm, flood, earthquake, burst pipes and tanks, impact by vehicles or aircraft, bush fire and malicious damage.

Industrial or asset all risks

One policy for larger asset bases that covers any sudden loss or damage not excluded, including accidental damage and theft, often with a business interruption section.

Burglary & theft

Stock, furniture, fittings and office equipment stolen after a forcible break-in, plus damage to doors, windows and shutters, even if nothing is taken.

Money

Cash in transit to and from the bank, on the premises and in a locked safe, plus damage to the safe. See money and fidelity cover.

More on Money & fidelity

Portable all risks

Laptops, phones, cameras and tools against accidental loss, damage and theft, in Kenya, East Africa or worldwide.

Plate glass

Accidental breakage of shop fronts, display windows, glazed doors and fixed mirrors.

Riot, strike & PVT

Riot, strike, civil commotion and, under a political violence and terrorism section, looting, sabotage and terrorism. Usually an extension you must choose.

What is not covered

  • Theft without forcible and violent entry or exit, such as shoplifting or walk-in theft
  • Theft by your own staff (this needs fidelity guarantee)
  • Riot, strike, political violence and terrorism unless the extension is in your schedule
  • Mechanical or electrical breakdown of machinery and electrical installations (this needs machinery breakdown or electronic equipment cover)
  • Wear and tear, gradual deterioration, vermin and poor maintenance
  • Money, deeds, jewellery and other valuables unless specifically insured
  • War, nuclear risks and deliberate damage by you
  • Loss of income while you cannot trade (this needs business interruption cover)

Key factsEach checked against its source · 17 Oct 2026· checked 17 Oct 2026
  1. Standard fire and burglary policies usually exclude riot, strike, political violence and terrorism unless the extension is bought. A 2024 Kenyan case refused a riot-loss claim where the policy excluded riot and no extension had been purchased.

Distributors with stock in several warehouses can also ask for a stock floater, an all-risks policy that follows stock between locations.

Security conditions for burglary cover

Burglary sections carry warranties. Typical ones in Kenyan wordings:

  • A watchman or guard on duty outside working hours
  • Reinforced locks, grilles or shutters on doors and windows
  • An alarm or rapid-response service, sometimes with a maintenance contract
  • Cash kept in a locked safe, with stock books kept up to date
  • Telling the insurer if premises will be unoccupied for a week or more
  • Declaring any break-ins or threats in the last three years

Some insurers offer burglary on a first-loss basis: you insure the most you could realistically lose in one break-in rather than all your stock, which costs less.

Setting your sum insured

  • Buildings: insure at reinstatement value, the cost to rebuild today, not the market or sale value. A valuer can assess it.
  • Stock: the value at its highest point in the year, not the average; tell the insurer about seasonal peaks.
  • Machinery and equipment: new replacement value, including transport and installation.
  • Fittings and improvements you made to rented premises: insure them yourself; the landlord's policy covers the building only.
  • Review values every year. Under-insurance cuts every claim, not just total losses.

How under-insurance cuts a claim

Worked example

True value of stock and contents
KES 10,000,000
Sum insured
KES 5,000,000
Fire loss
KES 2,000,000
Paid after average
about KES 1,000,000

Because the property was insured for half its value, the insurer pays about half of the loss. This is the 'average' condition found in most property policies.

Construction matters most: a shop in a stone or block building pays a fraction of the rate for timber or temporary structures. Some trades, such as timber yards, garages and premises not of first-class construction, are referred for individual quotes.

Frequently asked questions

What does fire insurance cover for a business in Kenya?

Business fire insurance pays to repair or replace your buildings, stock, machinery, furniture and fittings after fire, lightning or explosion. Most policies and SME packages also include, or let you add, storm, flood, earthquake, burst pipes, impact by vehicles or aircraft, malicious damage and riot and strike. Check the schedule: perils that are not listed there are not covered.

What is the difference between fire and perils and industrial all risks insurance?

Fire and perils covers only the causes named in the policy, such as fire, lightning, flood and storm. Industrial or asset all risks covers any sudden physical loss or damage that is not specifically excluded, so it adds accidental damage and often theft, and usually has a business interruption section. It suits factories and larger asset bases and can replace separate fire and burglary policies.

Does business insurance cover riots and looting in Kenya?

Only if you bought it. Standard fire and burglary policies usually exclude riot, strike, political violence and terrorism unless the extension or a separate political violence and terrorism (PVT) policy is in place, and a 2024 Kenyan case refused a riot claim for exactly this reason. Some SME packages include riot and strike under fire but carry a high excess on the PVT section.

Is flood damage covered by business fire insurance?

Often, but not always. Many insurers list flood among the standard fire perils, while others treat it as a 'special peril' extension with its own conditions. After the 2024 floods, which produced at least KES 3.15 billion in flood claims, check that flood appears in your schedule, especially if your premises are low-lying or near a river.

What conditions apply to business burglary insurance?

Theft is only covered where entry to or exit from the premises was forcible and violent; theft by staff is excluded. Insurers also set security conditions, which can include a watchman or guard outside working hours, grilles and strong locks, an alarm with a maintenance contract, a locked safe and proper stock books. Breaking a warranty can void a claim, so read them before you sign.

What does money insurance cover?

Money insurance covers cash and cheques lost through theft, robbery or hold-up while in transit to or from the bank, on your premises during business hours, in a locked safe or strongroom after hours, and with authorised staff. Most wordings also pay for damage to the safe. It is priced on your estimated annual cash carried, about 0.1% of it, with a minimum of around KES 3,000.

What is all risks insurance for business equipment?

All risks insurance covers specified portable items, such as laptops, phones, cameras, surveying and medical equipment and tools, against accidental loss or damage, including theft, anywhere within the territory you choose: Kenya, East Africa or worldwide. You list each item and its value. Expect an excess of about 10% of each loss and exclusions for wear and tear and mechanical breakdown.

What is the average clause in business insurance?

Most property policies carry an 'average' condition: if you insure for less than the true value, the insurer cuts your claim in proportion. Insure a property worth KES 10 million for KES 5 million and a KES 2 million loss pays about KES 1 million. Review your sums insured at every renewal, especially stock that rises during busy seasons.

How do I work out the sum insured for my business?

Insure each item at what it would cost to replace today: for equipment, the new price plus duty, transport and installation; for buildings, the cost of rebuilding, which a valuer can assess, not the market price of the property; and for stock, your highest normal level, not the average. Under-insuring triggers the average clause and reduces any claim in proportion.

What documents do I need for a fire claim?

Usually: the completed claim form, photos of the damage, an itemised list of what was lost or damaged with make, age and value, purchase invoices or replacement quotations, repair estimates for items that can be fixed, your stock records and books of account, and any fire brigade or police report. The loss adjuster's report forms part of the claim. Keep damaged items until the adjuster has seen them.
