How does business interruption insurance work in Kenya?
Business interruption insurance in Kenya replaces the gross profit you lose, and pays extra costs to keep trading, while your business recovers from damage covered by your fire policy. It pays only after insured physical damage, so it is bought with fire cover. You choose an indemnity period, set case by case (one insurer offers 6 to 18 months). Premiums are about 0.25% of the gross profit insured a year.
What it covers
Lost gross profit
The fall in gross profit because turnover drops after the damage, for as long as the indemnity period runs.
Increased cost of working
Reasonable extra spending to keep trading, such as temporary premises, overtime, hired equipment or outsourcing production.
Wages and standing charges
Salaries, rent and other fixed costs that continue while you cannot trade, where insured.
Auditors' fees
The cost of your accountant preparing the figures for the claim.
Extensions
Some insurers extend cover to damage at a key supplier's or customer's premises, loss of access when nearby property is damaged, and damage at a public utility's premises.
What is not covered
- Loss of income with no insured physical damage, including closures ordered by the government and disease outbreaks
- Losses from perils your fire policy does not cover, such as riot or political violence where the extension was not bought
- The first days of the interruption under the time excess (one SME package uses three days)
- Loss after machinery breakdown, unless you hold machinery breakdown loss of profits cover with a machinery breakdown policy
- Loss beyond the indemnity period you chose, or above your sum insured
- Fines, penalties and loss of market caused by delay unrelated to the damage
Why it matters in Kenya
Floods and protests closed thousands of businesses for days or weeks. Business interruption only helped where the damage itself was insured.
Business interruption cover only pays when the loss of income follows physical damage covered by your property (fire) policy, so the two must be bought together.

The March–June 2024 floods killed 315 people and displaced more than 293,000, and insurers faced flood claims of at least KES 3.15 billion.

Kenya National Chamber of Commerce and Industry estimated that Nairobi businesses lost about KES 10 billion across the June–July 2025 protest days.
How gross profit is worked out
- Insurance gross profit is usually turnover less the costs that stop when trading stops, mainly purchases of goods and raw materials.
- It is higher than accounting net profit, because rent, salaries, loan interest and other fixed costs are part of it.
- Use your expected gross profit for the next 12 months, including growth, not last year's audited figure.
- If your indemnity period is longer than 12 months, increase the sum insured in proportion (for 18 months, 1.5 times annual gross profit).
- Under-insuring gross profit triggers average and cuts the claim in proportion, the same as on the fire policy.
Choosing the indemnity period
- Count from the date of the damage to the date your turnover is back to normal, not just until the building reopens.
- Allow for approvals, insurer assessment, rebuilding, importing replacement machinery and winning back customers.
- One insurer offers 6 to 18 months and most set it case by case; one insurer caps machinery breakdown loss of profits at 12 months.
- Shorter periods cost less, but if recovery takes longer the extra months are not paid.
Worked example: a restaurant fire (illustrative)
Worked example
- Annual gross profit insured
- KES 12,000,000
- Indemnity period
- 12 months
- Premium at about 0.25% of gross profit
- about KES 30,000 a year, before levies
- Closed after a kitchen fire
- 4 months
- Gross profit lost while closed
- about KES 4,000,000
- Temporary kitchen and overtime (increased cost of working)
- KES 300,000
- Less costs saved while closed
- KES 200,000
- Claim before time excess
- about KES 4,100,000
- If insured for only KES 6,000,000 (half)
- about KES 2,050,000 after average
Illustrative figures only, to show the mechanics. The fire policy pays for the kitchen; business interruption pays for the months without income. A real claim is calculated by the insurer or loss adjuster from your accounts, and depends on your wording, time excess and the trading you recover.

Frequently asked questions
What is business interruption insurance?
Business interruption (also called loss of profits or consequential loss) insurance replaces the gross profit you lose, and pays the extra costs of keeping the business going, while you recover from damage covered by your property policy. It can also pay continuing wages, rent and auditors' fees for preparing the claim. It is typically priced at about 0.25% of the gross profit insured a year.
Can I buy business interruption insurance without fire insurance?
No. Business interruption only pays when the loss of income follows physical damage covered by your property (fire) policy, so insurers sell the two together and the perils usually mirror each other. If the fire claim is not admissible, for example because riot was not covered, the business interruption claim fails too. Lost income without physical damage is not covered.
How is gross profit calculated for business interruption insurance?
Insurance gross profit is usually your turnover less the costs that stop when trading stops, mainly purchases of goods and raw materials. It is higher than accounting net profit because it includes fixed costs such as rent, salaries and loan interest that continue during a closure. Use next year's expected figure, not last year's, or average can cut the claim.
What indemnity period should I choose for business interruption?
Choose the longest time it could take to rebuild, refit, replace equipment and win back customers, counted from the date of the damage. One insurer offers 6 to 18 months and most set it case by case; one caps machinery breakdown loss of profits at 12 months. If you import machinery or need building approvals, 12 months may be too short; a longer period needs a proportionately higher sum insured.
What is the average clause in business insurance?
Most property policies carry an 'average' condition: if you insure for less than the true value, the insurer cuts your claim in proportion. Insure a property worth KES 10 million for KES 5 million and a KES 2 million loss pays about KES 1 million. Review your sums insured at every renewal, especially stock that rises during busy seasons.
Does business insurance cover riots and looting in Kenya?
Only if you bought it. Standard fire and burglary policies usually exclude riot, strike, political violence and terrorism unless the extension or a separate political violence and terrorism (PVT) policy is in place, and a 2024 Kenyan case refused a riot claim for exactly this reason. Some SME packages include riot and strike under fire but carry a high excess on the PVT section.
Is flood damage covered by business fire insurance?
Often, but not always. Many insurers list flood among the standard fire perils, while others treat it as a 'special peril' extension with its own conditions. After the 2024 floods, which produced at least KES 3.15 billion in flood claims, check that flood appears in your schedule, especially if your premises are low-lying or near a river.
What do electronic equipment and machinery breakdown insurance cover?
Electronic equipment insurance covers computers, servers, POS terminals, telephone systems and medical electronics against sudden damage, including electrical faults, and can pay to restore data and the extra cost of working. Machinery breakdown covers sudden damage to generators, boilers, lifts, compressors and production machinery from electrical or mechanical failure, which fire policies exclude. Both are insured at new replacement value.
How long does a business insurance claim take in Kenya?
Kenya's claims benchmark is about 90 days. Some insurers publish faster targets once all documents are in: one processes claims of up to KES 300,000 within three working days, and others quote about seven working days on average for documented general claims. Large or disputed losses take longer because a loss adjuster must investigate. Draft IRA guidelines would tighten the timelines.
How do I work out the sum insured for my business?
Insure each item at what it would cost to replace today: for equipment, the new price plus duty, transport and installation; for buildings, the cost of rebuilding, which a valuer can assess, not the market price of the property; and for stock, your highest normal level, not the average. Under-insuring triggers the average clause and reduces any claim in proportion.
