What is mortgage protection insurance?
Mortgage protection insurance is life insurance that pays off your home loan if you die, and on many plans if you are permanently disabled or critically ill, so your family keeps the house. Credit life is the same idea for car, business, SACCO and personal loans. In Kenya most of it is arranged through the lender, but you may choose your own insurer.
What Kenyan mortgage and credit life plans pay
ICEA LION's Mortgage Protection Assurance pays off the home loan on death, disability or critical illness and can be taken jointly with a spouse.
With group credit life, the insurer pays the outstanding loan balance to the lender on death, permanent disability or critical illness; under GA Life's design the difference between the original loan and the balance goes to the borrower's family.
APA's mortgage protection is arranged through the lender, on a yearly renewable or single premium, and clears the loan if the borrower dies or is disabled.

CIC's Loan Guard for SACCO members pays outstanding loans and shares on death or disability, with no medicals, no HIV exclusion and entry up to age 80.
Your right to choose the insurer
Since May 2017 the Insurance Act requires banks to tell borrowers in writing that they may choose their own licensed insurer or broker; a bank may assign one only if the borrower waives that right in writing.

Standard bank loan terms can record the borrower giving up that right and taking the bank's chosen plan, so read the insurance clause before you sign.

Ask the bank for its list of licensed insurers and the cost of its own plan, then compare. We can quote mortgage protection or a term policy assigned to the bank.

Decreasing or level cover?
Decreasing (credit life)
The payout matches what you still owe, so it shrinks as you repay. Cheapest for the loan alone.
Level term
A fixed sum for the whole term: the loan is cleared and your family keeps the rest.
Joint cover
Two borrowers on one policy; the loan is cleared on the first death.
Before you sign the loan
- Read the insurance clause: is cover required, and have you been told you can choose?
- Ask what the bank's plan costs a year, or as a single premium added to the loan
- Check what it pays: death only, or disability and critical illness too
- Ask what happens if you repay early or switch banks
- Make sure your other life cover still protects your family's income
Frequently asked questions
Do I have to buy mortgage protection from my bank?
Your lender can require cover, but the Insurance Act says the bank must tell you in writing that you can choose your own licensed insurer or broker. It can assign one only if you waive that right in writing, so check the clause before you sign.
What does life insurance not cover?
Each policy lists its own exclusions. The usual ones on Kenyan plans are:
- Suicide in the first two years (some plans list it with no time limit)
- Death from a health condition you did not disclose when you applied
- Death while committing a crime, or from deliberate drug or alcohol abuse
- War, terrorism or riot when you take an active part
- Hazardous sports and private flying, unless the insurer agreed to cover them
- Natural-cause death during a waiting period, where the plan has one
- Any death after the policy has lapsed for unpaid premiums
Read the exclusions page of your policy, and tell us about any risky job or hobby before you apply.
Mortgage protection or my own term policy?
Mortgage protection pays the lender the outstanding balance. Your own term policy pays your family a fixed sum they can use as they choose, and can be assigned to the lender for the loan. Compare both: a term plan can cost less and covers more than the loan.
Does mortgage cover go down as I repay?
With credit life the insurer pays whatever balance is left, so the payout shrinks as you repay. Some insurers' designs pay the family the difference between the original loan and the balance.
If I repay my loan early, do I get money back?
It depends on how the premium was paid. With a single premium paid upfront, ask the lender and the insurer whether the unused part is refunded; with yearly premiums the cover simply stops. Ask for the policy terms in writing when you take the loan.
Can my spouse and I be covered together?
Yes. ICEA LION's Mortgage Protection Assurance can be taken jointly, so the loan is cleared if either of you dies.
