Building insurance in Kenya is typically priced as a small percentage of the building's reinstatement value — commonly a fraction of one percent per year for standard-construction, low-risk occupancies — adjusted for construction type, use, location and claims history. On a building that would cost KES 50 million to rebuild, that usually translates to an annual premium in the low hundreds of thousands of shillings, not millions. The number that matters: reinstatement value
Premiums are calculated on what it would cost to rebuild the property today — including professional fees and debris removal — not what you paid for it and not its market value. Land value is excluded: the land survives a fire. Getting this figure right matters twice over, because under-insurance triggers "average": if you insure a KES 80M building for KES 40M, every claim is halved.
What moves the premium up or down
- Construction type. Stone and concrete rate better than timber or iron-sheet structures.
- Occupancy. An office rates better than a restaurant kitchen or a flammable-goods store.
- Location and protection. Fire brigade access, hydrants, alarms and guarding all count.
- Extensions. Liability, loss of rent and plant cover add modest amounts to the base rate.
